Sealcoating is the process of applying a protective coating to asphalt surfaces, such as driveways, parking lots, or roadways. This protective coating helps prevents asphalt damage caused by weather, traffic, oils, and other environmental factors. The sealcoat is typically made of a mixture of asphalt emulsion, water, mineral fillers, and other additives that improve durability and adhesion.

Purpose of Sealcoating:

Protection Against Weather: Prevents water penetration, which can lead to cracks, potholes, and deteriorated asphalt. Sealcoating also shields the asphalt from UV rays which can cause oxidation and make the asphalt brittle.

How Sealcoating is Done:

Surface Preparation: The Surface is cleaned thoroughly to remove dirt, debris, oil stains, and loose material.

Frequently Asked Questions
When do I need this service?
Once asphalt has been installed, you will want to have your asphalt sealed 6-12 months after to prevent further oxidation of the asphalt then every 2-3 years after that. Harsh weather conditions along with the usage of the asphalt also determines if this service is needed sooner than later.
What will happen if my asphalt isn’t sealed in the recommended time frame?
Oils from asphalt oxidize and pull the oils(black) from the asphalt turning it gray. Once this has occurred, the deterioration process begins by cracks forming or smaller aggregates loosening on the surface. How long does it typically last for?
Generally speaking, it can last from 2-3 years depending on usage and weather conditions. We have 3 different methods of applying sealer to asphalt: spray, brush and squeegee. Depending on the application style, additives applied to the sealer and how many coats you prefer, sealer can last up to 5 years.
When can I walk or drive on it after my project is completed?
Residential and commercial clients can differ in some cases. For best results, we recommend waiting for foot traffic for 24 hours and 48 hours after your project completion for vehicular traffic. We can also add additives that speed up the process which allows for vehicular traffic in as little as 4 hours after completion.
